for development consisting of 38 residential units comprising 27 no. three-bedroom units and 11 no. two-bedroom units, all associated infrastructure and services including vehicular and pedestrian access, internal roads and footpaths, car and bicycle parking, landscaping and amenity areas, boundary treatments, surface water attenuation, public lighting, connections to public sewer and public water main and all ancillary works necessary to facilitate the development. A Natura Impact Statement has been prepared and will be submitted to the Planning Authority with the application
