for; 1. the construction of 35 no. dwelling houses comprising of the following mix; a. 20 no. two-storey, four bed semi-detached houses, b. 1 no. two-storey, four bed detached house, c. 8 no. two-storey, three bed semi-detached houses, d. 6 no. single storey, two bed detached houses. 2. The removal of an existing single storey shed (in ruins). 3. Provision of carparking including ducting to all spaces for future EV charging points. 4. Provision of a public open space area (including a play area), private open space areas, bicycle parking, footpaths, public lighting, ESB Sub station, landscaping, groundworks and revised boundary treatments. 5. Provision of new vehicular and pedestrian entrance onto Lake Road (R351). 6. Provision for raised traffic calming measures along the Lake Road (R351). 7. Provision of surface water drainage arrangements to include on site attenuation and infiltration. 8. Connection to existing mains water infrastructure. 9. Proposed connection to sewer network via a proposed sewer extension along the (R351), together with all associated site works and services. A Natura Impact Statement will be submitted to the planning authority with this application
