for the construction of 46 no. residential units comprising; 38 no. houses (comprising 2 no. two-bed units, 16 no. three-bed units and 20 no. four-bed units), 8 no. duplexes (comprising 4 no. two-bed units and 4 no. three-bed units); provision of a new pedestrian and vehicular access to The Hill Road (R942). Pedestrian access is also provided through the Jardin Drive residential estate; provision of all associated surface water and foul drainage services and connections, including sustainable drainage solutions (SUDS), and all associated site works and ancillary services; demolition of the partial building ruin located at the northern section of the site; provision of communal open space, private open space, site landscaping and boundary treatments, public lighting, bin storage, resident and visitor car parking, electric vehicle charging points, bicycle parking, pedestrian, cycle, and vehicular links throughout the development, and all other associated site development works
