the development will consist of the following: 1. Demolition of existing dwelling. 2. Construction of a new detached, two storey replacement dwelling with garage. 3. New vehicular entrance gates and new boundary treatments on existing boundaries along with proposed stepped access to beach. 4. Repairs to existing seafront gabions and rock protection system. 5. All associated landscaping, ancillary and site works. 6. A Natura Impact Statement has been prepared in respect of this planning application. Site is partially located in an ACA (Netterville and Victoria Terrace Architectural Conservation Area). Significant further information/revised plans submitted on this application
