the proposed development which will be Phase 1 of a two-phase residential development and will consist of the following on a site with an application area of c. 2.09 ha: 27 no. two-storey houses (detached, semi-detached, and terraced) comprising 1 no. 4-bed house and 26 no. 3-bed houses; 18 no. apartments in 1 no. split-level apartment building over three and four stories comprising 2 no. 3-bed apartments, 5 no. 2-bed apartments, and 11 no. 1-bed apartments; 1 no. single-storey bin store & 1 no. single-storey bicycle store; the provision of public open space, communal open space for the apartments, & private open space for the apartments and houses; a total of 83 no. car parking spaces comprising 74 no. residential spaces & 9 no. visitor spaces; vehicular, cycle, and pedestrian access to the development site from Davis Road along with a single vehicular access to house no. 27 from Powerstown Road; and all associated landscaping and planting, boundary treatments, road and cycle infrastructure, bicycle parking, EV parking and ducting, public lighting, drainage works, SuDS features and all associated and ancillary site development works. The site is located within a Zone of Archaeological Potential, and two Recorded/National Monuments (Enclosures TS083-023001 and TS083-023002) are located within or immediately adjacent to the development site
